Real estate lead generation in India: what actually produces site visits

Nobody buys property from an ad. The job is a site visit, and most campaigns are optimised for something else entirely.

Media Puppies · · Updated

Real estate lead generation is the category where cheap leads do the most damage. It's easy to generate enquiries at ₹80 and almost impossible to turn most of them into anyone who will stand in the flat.

The only number that matters is cost per site visit. Everything below follows from that.

Why cheap leads hurt real estate lead generation specifically

A ₹80 lead in real estate is usually a person browsing, comparing, or curious about prices with no intention or ability to buy this year. Your sales team burns a full day on forty of them and books two visits.

A ₹400 lead that is budget-qualified and in the right locality converts far better, and costs less per visit. The expensive number is the cheaper one.

Qualify inside the ad, not after

Put the filters in the creative and the copy. You want the wrong people to not click:

  • Price, stated. "3BHK from ₹1.4 Cr" removes everyone who can't. This is the single highest-leverage change in most accounts.
  • Locality, named. Not "premium living" — the sector, the road, the landmark.
  • Configuration and possession status. Ready to move and under construction attract different buyers.

Lead volume drops. Site visits go up. Your sales team stops hating the marketing.

Optimise for the right event

If you optimise for form fills, the platform finds form-fillers. Send back which leads were qualified — and ideally which booked a visit — and it starts hunting for people who look like those. That's most of what tracking work is for, and skipping it is why most real estate accounts plateau.

Cost per lead is a vanity metric in real estate. Cost per site visit is the business.

The follow-up decides more than the campaign

Property enquiries have the shortest useful life of almost any category. The person enquiring is comparing three projects this evening.

  • Instant WhatsApp reply with the floor plan, price range and location pin. Not "our team will call you."
  • Human call within minutes, not hours.
  • A structured sequence over the next two weeks that gives something each time — the version we use is here.

A channel partner who calls in five minutes beats a better project that calls tomorrow. That is the whole competitive dynamic in this category.

What works creatively

  • Walkthrough video shot on a phone beats a rendered 3D flythrough. Buyers have learned that renders lie.
  • Actual construction progress. For under-construction projects this is the objection, so answer it.
  • The commute. Time to the metro, to the office hub, to a school. More persuasive than amenity lists.
  • Price transparency. Projects that state the number get fewer, better enquiries.

What to measure

  1. Cost per qualified lead (budget and locality confirmed).
  2. Cost per site visit — the real number.
  3. Visit-to-booking rate, which tells you whether the problem is marketing or sales.
  4. Response time, measured and reviewed weekly.

Work out what a site visit is allowed to cost

Most accounts are run against a cost per lead that nobody derived from anything. Do it the other way round. Take the gross margin on one booking, decide what share of it you will spend to win it, and divide by your visit-to-booking rate — that is your allowable cost per site visit. Divide again by your lead-to-visit rate and you have the cost per lead your business can actually support.

The number usually surprises people, because it is far higher than the one they have been optimising toward. That is the point: it means you can outbid competitors for the buyers who turn up, instead of competing on who buys the cheapest form fill. The lead funnel calculator runs the chain, and setting a target from your own margin covers the arithmetic in more detail.

RERA, and what the platforms will reject

Property advertising in India has to carry the project’s RERA registration number and the authority’s website, and Meta and Google both reject creative that omits them. Treat it as a template decision rather than a per-asset one: build the line into every creative master and every landing page footer, so a launch is not held up by a disapproval on the morning it goes live.

Two related habits save a lot of rework. Keep the stated price band and the possession date consistent across the ad, the landing page and the brochure, because a mismatch is both a compliance problem and the fastest way to lose a serious buyer. And avoid guaranteed-return or assured-rental language entirely unless your legal team has signed it off in writing — it is the claim most likely to attract a complaint.

Before committing a budget, run it through the PPC forecast calculator and see what it actually buys.

Because one sale is worth so much, this is a high-ticket problem rather than a volume one — why chasing cheaper leads backfires applies directly.

Questions people ask before hiring

What is a good cost per lead for real estate in India?

There is no useful benchmark, because it depends entirely on your margin per booking and your visit-to-booking rate. Work out what a site visit is allowed to cost you and divide back. A cheap lead that never walks in is more expensive than a costly one that does.

Should I put the price in the ad?

Yes, in almost every case. Stating "3BHK from ₹1.4 Cr" removes everyone who cannot buy at that level. Lead volume falls, site visits rise, and the sales team stops burning days on people who were only looking at pictures.

Are portal leads from 99acres or MagicBricks worth buying?

Often, but keep them in a separate report. Portal leads are sold to several competitors at once and behave nothing like your own paid traffic, so blending them into a single cost per lead hides which channel is actually producing bookings.

How fast do we need to respond to a property enquiry?

Minutes, not hours. The person enquiring is comparing three projects the same evening and the comparison is largely settled by who reached them first. An instant WhatsApp with the floor plan and location pin, then a human call, beats a better project that calls tomorrow.

Do real estate ads have to show the RERA number?

Yes. Indian property advertising must carry the project RERA registration number and the authority website, and both Meta and Google reject creative without them. Build it into the creative template rather than adding it per asset.
