Off-plan property SEO behaves differently from resale, and the difference is entirely about timing. A ready-property keyword has stable demand you can chase for months. A new project generates a sharp spike of searches in the weeks around announcement and launch, decays over the following months, then settles into a long low tail around handover and resale.
Almost every brokerage publishes its project page after the launch event, which is to say after the spike. Ranking then means competing for the tail while the portals and the developer hold the peak.
Where the searches come from
Off-plan search intent splits into four groups, and they need different pages.
- Project name. Someone saw a billboard, an Instagram ad or a WhatsApp forward. Highest intent, shortest window, most competitive.
- Developer plus area. “Emaar Dubai Hills new launch”. Broader, more durable, and much less contested.
- Payment plan. “1% monthly payment plan Dubai”, “post-handover payment plan”. Consistently under-served and commercially excellent.
- Comparison and doubt. “off-plan vs ready Dubai”, “is off-plan safe in Dubai”, “what happens if a developer delays”. The pages nobody writes, and the ones a serious buyer reads.
The fourth group is where a brokerage site has the clearest advantage. A portal will not publish an honest page about developer delay risk. You can, and the person reading it is deciding whether to spend a few million dirhams.
Off-plan property SEO inside the window
You cannot rank a page that does not exist yet, and a brand-new page takes time to be crawled, indexed and assessed. The practical answer is to stop treating the project page as a launch-day deliverable.
- Publish a holding page as soon as the project is public knowledge — developer, community, expected launch, and what you will add. Thin, but indexed and accumulating age.
- Link it immediately from the relevant community page and from your developer page, so it is not orphaned.
- Expand it as details firm up. Floor plans, payment plan, service-charge estimate, handover date. Update the page rather than publishing a second one.
- After handover, convert it into a resale and rental page for the same project. The URL keeps whatever authority it earned.
One URL per project, updated for years, beats four URLs per project competing with each other.
Advertising permits apply to these pages too
This is where off-plan SEO in Dubai differs sharply from off-plan SEO anywhere else. A page advertising a specific property or project is an advertisement under Dubai Land Department rules, and it needs a permit issued through the Trakheesi system, with the permit number shown. Non-compliance carries fines and removal of the listing, and the requirement covers the channels brokerages actually use — portals, social platforms and their own sites.
Two practical consequences. First, build the permit number into your project-page template as a required field, so a page physically cannot be published without one. Second, when a permit expires, do not delete the page — that throws away the ranking. Replace the listing detail with the project information and reinstate the listing when the permit is renewed.
The Golden Visa angle
A large share of off-plan enquiries are partly residency decisions. The property route to the ten-year Golden Visa runs on a minimum property value of AED 2 million, in a designated freehold area, assessed on the purchase value on the title deed. Off-plan purchases can qualify, and the financing conditions were relaxed in 2026 so that mortgaged and off-plan properties can qualify once a certified valuation reaches the threshold, subject to a no-objection certificate.
These rules change periodically, so any page you publish about them needs a visible last-reviewed date and an actual review schedule. A page confidently stating superseded requirements does more damage to trust than no page at all — particularly with a buyer who is about to check what you said against an official source.
What makes an off-plan page convert
- The payment plan as a table, not a paragraph. It is the first thing every buyer looks for.
- Total cost, not headline price. DLD transfer fee, registration, agency commission, service charge estimate. Publishing this when competitors do not is a trust advantage.
- The honest risk section. What happens on delay, what escrow protects, what it does not.
- A named human. A broker with a photograph and a RERA registration number converts better than a form.
- Floor plans as images with real alt text — a meaningful share of this research happens in image search.

Questions people ask
When should an off-plan project page go live?
As close to the announcement as you can manage, because the search spike arrives within days and decays over the following weeks. A page published a month after launch is competing for a fraction of the demand it could have had.
What should an off-plan page contain?
Developer, location and handover date, payment plan, unit types and sizes, service charge expectations where known, and honest comparison with nearby projects. Floor plans and a price range from the official launch material matter more than adjectives.
Do advertising permits apply to a website page?
In Dubai, permit requirements cover property advertising broadly, and a project page promoting units for sale is advertising. Treat the page the same way you would a listing or a paid ad rather than assuming the site is exempt.
What happens to the page after launch?
Keep it and let it mature. Demand settles into a long tail around construction updates, handover and early resale, so a page that stays accurate keeps earning for years after the launch spike has gone.
