Real estate SEO in Dubai starts from an awkward fact: search almost any property phrase and the first page belongs to the portals. Bayut, Property Finder and dubizzle have spent years and enormous budgets on exactly those keywords, and a brokerage website is not going to displace them on “apartments for sale in Dubai Marina”.
Most brokerages conclude from this that SEO does not work in Dubai, and go back to paying for portal leads. That conclusion is wrong, but the strategy behind it — competing head-on with portals — was never going to work either.
What the portal dependency actually costs
When every enquiry arrives through a portal, three things follow. Your cost per lead is set by someone else and rises when they decide it should. The same buyer enquiry frequently goes to several agents at once, so you are competing on response speed rather than on expertise. And you are building no asset of your own — stop paying and the pipeline stops that month.
A portal lead is rented. An organic lead is owned. The difference only shows up when you try to stop paying rent.
None of that means abandoning the portals. It means not having only one channel.
The searches the portals are bad at
Portals are built to list inventory. They are structurally weak anywhere the answer is advice rather than a property, and that is where an agency site can rank.
| Search type | Example | Who wins today |
|---|---|---|
| Inventory | “2 bedroom apartment JVC” | Portals. Do not fight this. |
| Process | “how to buy property in Dubai as a foreigner” | Blogs, law firms, agencies |
| Cost and fees | “DLD fee calculator”, “service charges Dubai Marina” | Wide open |
| Comparison | “off-plan vs ready property Dubai” | Whoever writes it best |
| Eligibility | “Golden Visa through property” | Mixed, and winnable |
| Community research | “is Dubai Hills good for families” | Portals rank, but thinly |
Every one of those is a person who will transact within months. They are earlier in the process than a listing search, which is precisely why the portals are not defending them and why the lead is cheaper and less contested.
Why this suits the Dubai buyer in particular
A large share of Dubai property demand comes from people who do not live in the UAE yet, or who arrived recently. They are not just choosing a flat — they are working out how the whole system works. Freehold versus leasehold areas. What the Dubai Land Department transfer fee comes to. Whether a mortgage is available to a non-resident. What service charges do to a yield. Whether the purchase supports a residency application.
A portal listing answers none of that. The agency that answers it becomes the one they contact, and they contact that agency already trusting it. That is a materially better conversation than a portal enquiry where you are one of four agents replying to the same form.
Compliance is part of the SEO here, not separate from it
Dubai regulates property advertising more tightly than most markets, and the rules reach your website, not just the portals. Advertising a specific Dubai property requires a permit issued through the Dubai Land Department's Trakheesi system, and the permit number has to appear in the advert. This applies across channels — portals, social posts, and your own listing pages. Penalties run to fines and listing removal, and the DLD has been explicit that enforcement is active.
Dubai listings also carry a Madmoun verification QR linking back to the official permit card, and in Abu Dhabi, ADREC's Madhmoun system has made verified listings mandatory on the major portals.
The SEO consequence is straightforward: if your listing pages cannot carry a valid permit number, do not build a large indexable listing section. Put the effort into the advice content, which carries no permit requirement, and let the portals hold the inventory searches they are already winning.
A realistic plan for real estate SEO in Dubai
- Fix the technical basics. One canonical hostname, fast on mobile, and a Google Business Profile for each physical office. Dubai searches are overwhelmingly mobile and frequently local.
- Build ten advice pages before ten listing pages. Fees, process, mortgage eligibility, service charges, handover, resale. These are the pages that can rank.
- Then community pages — real ones, with your own photographs and actual service-charge numbers, not a paragraph with the area name swapped in.
- Then a small number of high-value listing or project pages, permit numbers in place, for the inventory you genuinely specialise in.
- Measure enquiries, not rankings. Position on a keyword is not the product; a qualified buyer in your inbox is.
How long it takes
Dubai property is one of the most competitive content markets anywhere, because the commission on a single transaction justifies enormous investment. A new domain should expect six to twelve months before organic produces meaningful enquiry volume, and the first results will come from the specific, unglamorous questions rather than the obvious keywords.
That is slow next to paid. It is also the only channel where the cost per enquiry falls over time rather than rising, which is the entire argument for starting it while the portal spend is still working.

The paid side of the same problem is covered on our real estate lead generation page — qualification, site visits and follow-up rather than rankings.
Questions people ask
Can a brokerage outrank Bayut or Property Finder?
Not on the big listing terms, and trying is a waste of budget. The portals have spent years and very large sums on exactly those phrases. The winnable ground is everywhere the portals are structurally weak.
Which searches are the portals bad at?
Questions rather than listings: how the buying process works, what service charges run to, how mortgages work for non-residents, visa implications, and honest comparison between communities. Portals are built to list units, not to explain decisions.
Does compliance affect real estate SEO in Dubai?
Yes, directly. Property advertising rules apply to your website pages as much as to listings, so permit numbers, accurate representation and the right disclosures belong in the page template rather than being handled later.
How long does it take?
Expect months, not weeks, before informational pages earn consistent traffic, and longer before they produce a steady flow of enquiries. The payoff is that these pages keep working without paying per lead.
